Operation Details:

The building rental activities include caretaking, collecting rent, general maintenance, as well as grounds keeping responsibilities. The grounds keeping activities performed as part of this industry are limited to the necessary landscape upkeeping, primarily using hand tools or riding mowers.

This industry includes management bodies similar to those which used to be referred to as Housing Authorities. These organizations are non-profit, and offer families and individuals of moderate to low income, affordable accommodation. The properties are developed and owned by municipal, provincial or federal government and are operated by the management bodies. These management bodies are designated under the Alberta Housing Act. The rental rates charged are calculated as a percentage of the clients' gross monthly incomes. Other than a reduction in the rental rates, these businesses operate much the same as other landlords with residential property. Housekeeping and food services are not offered by businesses in this industry. When these services are provided, the business would be classified under the appropriate accommodation industry.

Condominium plans/corporations have an elected board of managers who may oversee the day to day operations of the condominium or may employ individuals to oversee the day to day operations. This industry does not include the rental of rooms/suites in private residences, or rental of a duplex where the owner lives in one half. Personal coverage is not available for businesses that rent properties of this nature however, coverage for workers can be obtained under industry 87300, Domestic Help - Homeowner Only.

Private homeowners that employ workers for housekeeping services may obtain coverage for their workers in industry 87300, Domestic Help on a voluntary basis. Personal coverage is not available for the homeowner in this instance.

Businesses that specialize in the maintenance of building systems, which is often contracted to the property manager, are included under rate group 426100, in the appropriate maintenance industry.

Businesses that specialize in landscaping services are classified in industry 02100, Landscaping.

The associations or employers operating hostels generally belong to Hostelling International - Alberta. Hostelling International - Alberta is part of the International Youth Hostels Federation's network of over 5,000 hostels in more than 70 countries.

This industry includes regional offices which sell memberships (to receive discounts at the hostels plus discounts for local services), travelling books, backpacks, sleeping bags, etc.
