This industry is limited to businesses that operate a manufactured home park. These parks were historically called mobile home parks or trailer parks.

Operation Details:

Manufactured home park operators usually own land that has been serviced and developed for occupancy of long term manufactured homes. The operator is responsible for the maintenance of common areas and roads, utilities, and collecting rent on a monthly basis from home owners. The homes are usually owned by individuals and the serviced lot is then rented. Amenities may include laundry facilities, a recreation hall, a small store and a pool. These facilities are for the use of the renters and not the general public.

Underwriting Considerations:

Site development or capital construction is not considered part of this industry and, therefore, requires a construction classification when undertaken. Recreational vehicle (RV) parks and campsites are classified in industry 87600.

Industry Custom Pricing: Waiving Cost Relief Option

This industry has chosen to participate in Industry Custom Pricing effective January 1, 2009. Costs related to the aggravation of a pre-existing condition will not be removed from the experience record of employers classified in this industry. In return, the portion of premiums collected to fund retroactive cost relief has been removed from the industry rate, resulting in a reduction in WCB premium rates for the industry.
